City Income FII sells leased store to Grupo Pão de Açúcar for 40 million reais

FII VBI Consumo Essencial (EVBI11) has signed an undertaking to sell a property leased from Grupo Pão de Açúcar (GPA) in Atibaia, in the hinterland of São Paulo. The amount of negotiations is estimated at 40.5 million reais.

As a matter of fact, the 5,800 square meters of gross leasable area (GLA) is currently occupied by a supermarket and the completion of the transaction is still pending compliance with the terms set out in the contract.

According to the agreement, the fund will receive an initial contribution of R$ 500,000, and the remaining balance of R$ 40 million will be paid within 62 days of the closing of the transaction.

EVBI11 management estimates that the sale of the store will generate capital gains of 0.60 reais per share.

Today, VBI Consumo Essencial has a net worth of R$211 million and has a portfolio consisting of six properties, four of which are leased to GPA. The total area of ​​GLA is 42 thousand square meters.

In October, the urban income fund, which invests in commercial real estate in major centers, distributed 0.75 reais per share, an amount equivalent to one dividend yield (dividend return rate) per month 0.76%. For 12 months, the percentage is 9.5%.

6 REITs are paying dividends higher than record Treasuries

As interest rates rise, the opportunity cost is higher because higher interest rates can be earned on lower-risk assets. As a result, REIT prices have fallen to offset the risk,” he explains.
